Job Summary

POSITION SUMMARY
All CRSS property requires extensive preventive and continuing maintenance and custodial care, best accomplished by on-site staff managed by the Maintenance Supervisor.

 

Salary Range

$57,000-65,000/year. 

 

DUTIES & RESPONSIBILITIES

  1. Inspect buildings and grounds daily for repairs and clean-up needs.
  2. Perform various building and equipment repairs and maintenance, including apartment turnovers, painting, drywall, electrical, plumbing, and carpentry.
  3. Keep time and material records of all work orders.
  4. Assist in overseeing and escorting outside contractors.
  5. Maintain equipment for snow removal and lawn maintenance.
  6. Keep walkways and drives clear of debris and obstructions, including snow removal and de-icing.
  7. Clean and service HVAC units; regularly inspect and clean filters.
  8. Maintain flowerbeds, bushes, and grass, keeping them trimmed and clear of weeds and debris.
  9. Clean make-readies and common areas.
  10. Respond to management requests, including safety and security issues.
  11. Respond immediately to emergencies.
  12. Maintain inventory of items in shops and ordered items via onesite log.
  13. Keep maintenance area clean and organized.
  14. Maintain CRSS cell phone for emergency response.
  15. Keep an ongoing parts and equipment inventory and clean shop.
  16. Complete bi-annual quality projects and report to the quality committee.
  17. Ensure staff follows HR policies and procedures.
  18. Perform other duties as assigned.

KNOWLEDGE & EXPERIENCE REQUIREMENTS

  1. Experience in skilled trades (plumbing, electrical, painting, carpentry); minimum 3-5 years.
  2. Knowledge of trade practices and building standards in apartment maintenance.

 

SKILLS & ATTITUDES REQUIRED FOR SUCCESS

  1. Respect for each client as a person created in the image of God.
  2. Willingness to work as a team member and take direction from supervisors.
  3. Ability to prioritize tasks.
  4. Ability to obtain a refrigerant recovery certification.

  2. Frequently interact with people of varying ages; respond appropriately to resident and family requests.

Pre-Employment Screening 
All candidates receiving an employment offer must submit a pre-employment screening.
