POSITION SUMMARY
Functions as Assistant Director of Property Management for all properties owned and managed by Cardinal Ritter Senior Services. Ensures functional, comfortable, and safe facilities through efficient operation and use of equipment, appliances, and supplies. Maintains facility equipment, journals, and records to the highest quality at the Campus Complex. Manages numerous freestanding facilities of Cardinal Ritter Institute and serves as a resource to on-site staff.
OVERVIEW & RESPONSIBILITIES
- Assist the Director of Property Management in all tasks.
- Provide technical expertise and assist job execution in the maintenance department.
- Oversee Safety Committees and Disaster-Emergency Manual protocol.
- Ensure proper documentation of journals, logs, and records of inspections and repair work.
- Conduct inspections and ensure adherence to casualty control systems.
- Develop and evaluate operating policies and procedures, including budget preparation.
- Supervise, coordinate, and oversee maintenance projects for equipment and building repairs or replacements.
- Develop and implement property condition assessments and periodic maintenance reports.
- Maintain an inventory of equipment, materials, and supplies companywide.
- Determine priorities of preventive maintenance work requisitions and oversee new installations.
- Assist with 24-hour on-call services.
- Train, supervise, and direct department personnel and property maintenance supervisors in the safe and proper use of all equipment, hand tools, and disaster preparedness.
- Obtain bids and make routine purchases as outlined in Budgeting and Purchasing.
- Work in coordination with Housing Directors and Building Administrators.
- Prepare bid specifications, seek project bids, and work with vendors to ensure the best services and prices.
- Ensure maintenance/custodial staff perform tasks appropriately and professionally. Assist with annual staff performance appraisals.
- Supervise Maintenance Supervisors and ensure all staff follow HR Policies and Procedures.
- Perform other duties as assigned.
Job Summary
KNOWLEDGE & EXPERIENCE REQUIREMENTS
- Engineering degree with 5 years’ experience, or 10 years’ experience in supervision as a building contractor or in an operational field in a senior management position.
- Knowledge of preventive maintenance engineering practices, inventory procedures, inspection principles, custodial practices, safety standards, and vendor management.
- Knowledge of inspection protocols, including fire, elevator, and boiler efficiency tests.
- Extensive knowledge of building construction and maintenance.
- Possess pertinent construction licenses as appropriate.
- Knowledgeable in safety and disaster planning.
- Proficient in computer hardware and software, including Microsoft Office programs.
PHYSICAL REQUIREMENTS
- Ability to lift and carry up to 80 pounds.
- Ability to sit for extended periods while working at a computer.
- Manual dexterity to operate equipment.
- Ability to travel to various locations as needed.
- Ability to walk the facilities.

- Assess and respond quickly to maintenance emergencies both on the Campus and in CRSS distant facilities.
- Perform the physical/essential functions of the position and be a problem-solver who prioritizes requests appropriately.
PREFERRED QUALIFICATIONS
- Experience with Trane’s software.
