Job Summary

POSITION SUMMARY

All CRSS property requires extensive preventive and continuing maintenance including custodial care. This is best accomplished by on-site staff. Note this description now includes Maintenance Assistant role.

DUTIES & RESPONSIBILITIES

  • Daily inspect building(s) and grounds, inside and outside, to determine need for repairs and clean up.
  • Performs a wide variety of building and equipment repair, maintenance work and apartment turnovers, which could include painting, drywall repairs, electrical repairs, HVAC repairs, PTAC replacement, plumbing, carpentry, equipment testing and maintenance, etc.
  • Perform service, filter change and or cleaning of HVAC and PTAC units
  • Responsible for performance and knowledge of any Custodial Duties in case of their absence.
  • Keep time and material records of all Work Orders, as well as supply inventory.
  • Assist Maintenance Department in overseeing and or escorting outside contractors, including regular inspections of any building system, such as fire panel, elevator and boiler inspections
  • Maintain all building and maintenance equipment, including snow removal and lawn cutting.
  • Maintain all building, lawns, walkways and drives clear of any debris or obstruction.
  • Maintain landscaping, flowerbeds, bushes, grass, etc... keeping them trimmed and clear of weed..
  • Respond to requests from Management including issues with safety and security.
  • Respond immediately to all emergencies.
  • Maintain CRSS cell phone, charged and available for emergency response at all times.
  • Work with maintenance supervisor on bi annual quality project.
  • Must keep a clean shop and an organized inventory of all parts and equipment.
  • Other duties as assigned.

KNOWLEDGE & EXPERIENCE REQUIREMENTS

  • Experience custodial and service fields, including some experience in skilled trades, such as plumbing, electrical, HVAC, painting or carpentry fields. Knowledge of acceptable trade practices and building standards.
  • The ability to understand and follow directions.
  • The ability to prioritize.

  • Willing to work as a member of a team and take direction from supervisors.

RELATIONSHIPS REQUIREMENTS

  • Must be a Team player.
  • Will frequently deal with people of varying ages and must be able to respond to requests by residents or family members in an appropriate manner.

  • Must be able to lift 80lbs
